Pre-Listing Home Inspection

Most buyers will make their purchase offer contingent on a home inspection.  By having the inspection done before you list, you'll have a "leg up" in negotiations.

1.  You may have become so accustomed to a condition that you don't even notice it.  A pre-listing inspection can uncover any problem condition that should be fixed or disclosed to avoid negotiation hassles. 

2.   You can decide what you will correct and what you just want to disclose.

3.  Any repairs that are made will cost less because you aren't under any time pressures and can use a repair person of your choice.

4.  You won't loose a buyer because some unforeseen problem is discovered during the buyers' home inpsection and the buyers use it as an excuse to opt out of the contract.

5.   Any problems that are fixed or disclosed can't be used by the buyer to negotiate a lower price and time won't be lost while getting estimates and making repairs.
